We were new to Danville and weren't ready to commit to buying a house. We also moved during middle of school year and had to rush getting things together to register for schools. What can I say about Bob? He is truly a wonderful person who's not only competent in every aspect of the real estate market, but he's responsive and goes above and beyond what's needed to make things happen.
We truly respect Bob for his professionalism and being so ethical. "I've now worked with Bob on 3 transactions, and he is by far the best realtor I can imagine! Bob first helped me to buy a condo in Walnut Creek, and then sell it a few years later, and then to buy a house in San Ramon. The condo transaction purchase was not your typical purchase: the property was an REO property that had an abundance of financing issues. Bob was able to guide me through the entire process with ease. When I then decided to sell the condo, I didn't think of going with anyone else besides Bob, and then again when my husband and I decided to buy a house. Through each purchase transaction, Bob was patient as I spent months searching for "the perfect house." Bob spent countless hours and days with us looking for homes. I never felt pressured to get into contract. But once I was in contract, Bob then worked diligently to keep the deal moving forward. Bob worked with the lender, other realtor and escrow to make sure that everything was moving forward. "I am not sure what "LisaC C." is talking about because Bob Silva is one of the best real agents in the valley. I have used him previously as well as on our most recent home purchase. All of "LIsaC C." comments sound like she is frustrated with the incorrect person, sounds like all of the hostility needs to be re-directed towards the selling agent, not the listing agent (Bob). Bob is one of the most knowledgeable agents around. I have friends and family that are involved in or have been involved in the real estate industry and I would still use Bob for everything. I just can not believe that what is being said below actually happened.
He is experienced and a great negotiator. He went that extra mile for all of our stuff. We were able to close on our property in less than 30 days (21 day close to be exact). Everything went very smooth. Bob was even able to help us out with remodeling ideas. He has an extensive background in the contracting world. He got us in contact with some great people to help redo our kitchen, floors, paint, and appliances. I will be using and recommending Bob Silva to everyone I know."- Brent S. | San Ramon, CA

"LisaC. C." must either be thinking of the wrong Realtor, or she's delusional. Bob Silva is by far the best Realtor in the Bay Area. Being a Navy family, we've gone through our fair share of moves and while we've always had a good experience with prior Realtors, our best experience was with Bob.
We met Bob at an open house he was hosting in San Ramon as my husband and I started our home search on our own. After speaking with Bob about our needs and budget, he went straight to work on finding us our new home. It was an exhaustive search, not because of anything Bob did or didn't do, but because of the nature of the market. Anything that was in our price range would either get scooped up by a higher bid, or multiple family members would "chip in" and outbid us, or there was not enough decent inventory. We even went so far as to look at and bid on short-sales, which was not our original plan. Bob was a constant fixture at our home most evenings with a plan and plenty of paperwork ready for us to sign. He wrote wonderful cover letters to complement our bids to help us earn favor with the Sellers. He spent countless Saturdays and Sundays with us to look at homes all over the East Bay Area. If we couldn't meet up with Bob at the same time to sign paperwork, he would drive to each of our jobs to save us time.
When we finally DID land a deal to buy our home, Bob was with us every step of the way, even beyond closing. He came to visit us after we moved in to see the progress we'd made on making the house our own.
We consider Bob as part of our family now and he's always welcome in our home. Now that we've added another baby to our family, it won't be too long until it's time to sell our home and look for a new one. And when we do, the first person we'll be calling will be Bob."- Trish G. | Livermore, CA

"I would not recommend that you work with this individual in a seller or buyer capacity.
He not only conducts himself in an unprofessional way but he lacks a basic courtesy towards other agents, and business professionals to whom he may have the need to work with.
In addition, during the several months that we had interactions with him, he proved himself to lack a basic fundamental understanding of real estate knowledge . (His listing was incorrect in more than one area, i.e. he listed that the property had no HOA fees when in fact it had monthly fees, and he could not provide the information to the correct amounts during the entire working relationship. He was to provide keys upon closing and refused to meet in person to do so. Instead claimed to leave them at the property after he himself verified they worked, when in fact they did not.)
And although this is not a requirement to be a real estate agent, he would refuse to go the extra mile in 'making things happen' and allowed expiration dates of his sellers bank institution to threaten the closing of the property deal, on more than one occasion.
With so many qualified personnel out there, I would suggest to keep looking.He is also listed as Robert Silva under
